
What it actually costs to own here
The base price of the house is the number everyone compares. It is not the number that decides whether you can afford to live somewhere. Four other line items do most of that work in Southwest Florida, and they vary more between communities than the sticker price does.
Below is what we can verify for River Hall and Hampton Lakes, with a source and a date against each figure — and, just as importantly, what nobody publishes and how to get it for the specific address you are considering.
The one figure that is published
Hampton Lakes HOA dues
Those are the 2026 assessments published by the Hampton Lakes HOA, unchanged from 2025. They are billed on 1 January, 1 April, 1 July and 1 October.
The dues cover HOA management, private security patrols, maintenance of the communal facilities, legal costs, pest control in common areas, a trash-cart valet service, and landscaping throughout the community — grass cutting, fertilisation, tree trimming and community-wide irrigation. Homes on the Rainbird system pay for their own irrigation, which is why their rate is lower.
The initial contribution catches people out. On top of your first quarterly bill, a new owner pays the equivalent of one full year of assessments when they buy. Budget for it at closing, not afterwards.
The one nobody publishes
The River Hall CDD assessment
River Hall sits inside a Community Development District. The district issued bonds to fund the roads, drainage and utilities, and every property inside it repays a share through a non-ad-valorem assessment that appears on your annual Lee County property tax bill. It is not part of your HOA dues and it is not optional.
We are not going to quote you a single number for it, because there isn’t one. The assessment splits into two parts — debt service, which repays the bonds and ends when they mature, and operations and maintenance, which does not — and the amount differs by phase and by lot. The River Hall CDD publishes its budgets and agendas, but it does not publish a per-home figure on its website, and any site that gives you one flat number for “the River Hall CDD fee” is guessing.
Here is how to get the real number for a specific address, which takes about five minutes:
Look the parcel up on the Lee County Property Appraiser site. Every parcel record shows the prior year’s tax bill.
Read the non-ad-valorem section, not the ad-valorem one. The CDD line sits there, separately from county and school taxes.
Ask the builder for the debt-service term on that specific homesite — when it was issued and what year it pays off.
On a brand-new home with no prior tax bill, ask the sales office for the assessment schedule for that homesite in writing. If they will not put it in writing, that tells you something. We will chase it for you if it is easier — that is most of what we do.
Property tax
Florida has no state income tax, which is why the property tax conversation matters more here than it might where you are coming from. Three things drive what you will actually pay:
The assessed value is not the purchase price. The property appraiser sets it, and in the first year after a sale it usually resets toward what you paid. If you are looking at a current owner’s tax bill on a resale, that figure may be well below what yours will be.
Homestead exemption changes the maths. If the home is your permanent residence you can claim it, and Save Our Homes then caps how fast the assessed value can rise each year. On a second home or an investment property you get neither.
Portability. If you are moving from another Florida homestead, you may be able to carry accumulated Save Our Homes savings with you. Worth asking about before you assume the new bill.
The Lee County Property Appraiser publishes a tax estimator, and it is the right starting point — but read its own caveat: non-ad-valorem charges, which is exactly where the CDD assessment lives, may not be included in what it shows you. Estimate the tax there, then add the CDD separately.
Insurance
This is the line item that has moved most in Southwest Florida over the last few years, and the one where a general figure is least useful, because it is priced on the specific address rather than the community.
What works in your favour on new construction: homes built to the current Florida Building Code generally price better than older stock, and wind mitigation credits follow from things like roof shape, opening protection and roof-to-wall connections that a new build already has.
What does not: flood zone is set by the parcel, not the builder, and River Hall sits near the Caloosahatchee. Flood cover is separate from your homeowner’s policy. If the lender requires it, it is not optional; if it does not, that is still a decision worth making deliberately rather than by default.
Get a real quote on the actual homesite before you are under contract, not a rule of thumb. Two homes on the same street can differ by a lot.
Golf: the one choice that changes your monthly
Golf is the big one, and the answer depends on which side of the master plan you buy in.
Hampton Lakes. River Hall Country Club membership is optional. Hampton Lakes has its own amenity centre — resort pool, fitness centre, clubhouse and sport courts — and no club dues are required to use it.
River Hall Country Club. Membership comes with the address rather than being a choice, and club dues are separate from HOA assessments, with their own levels and pricing.
That distinction is worth more than most of the price differences between individual floor plans. If you do not play golf, it is the first question to settle.
Questions people actually ask
Is the CDD assessment for ever?
No — and yes. The debt service portion ends when the bonds mature. The operations and maintenance portion continues as long as the district does. Ask which part of your figure is which, because only one of them goes away.
Can I pay the CDD off early?
In many districts a homeowner can pay off the remaining debt-service portion in a lump sum. Whether it is worth doing depends on the payoff amount and how long you plan to stay. Ask the district’s manager for a payoff quote on the specific parcel.
Do the HOA dues go up?
They can. The 2026 Hampton Lakes assessment is unchanged from 2025, which is a reasonable sign, but nothing prevents a future increase. Ask to see the current HOA budget and reserve study rather than only the current rate.
What does the initial contribution actually pay for?
It capitalises the association rather than buying you anything directly — think of it as your entry stake in the reserves. It is not refundable and it is not credited against your quarterly dues.
Why will nobody give me one monthly number?
Because an honest one depends on your homesite, your exemption status, your insurer and whether you play golf. Give us the address you are considering and we will build the actual number with you, line by line, and show our working.
